Grants & Financing — Know Before You Design
💰 ADU & home grants — ask us what's currently available
Grants and down-payment programs change often, so we never promise one that isn't funded. The CalHFA $40,000 ADU Grant has been closed/exhausted since December 2023, with no 2026 round open. CalHFA does run other programs (e.g., Dream For All down-payment assistance), and North Carolina has NCHFA programs. We verify what's actually available for your address before you count on it — and RHDP17 prepares all the plans a program may require.
Programs change — we verify before promising
Always confirm current availability at calhfa.ca.gov (CA) or nchfa.com (NC) before relying on any grant or program. RHDP17 checks status and never advertises a grant that isn't currently funded.
Additional California Grants & Programs
Community Homeownership Commitment — down payment grants up to $17,500 for qualifying buyers. Construction loans available. Approach as a business partner — refer clients, earn relationship. Target: San Jose + Bay Area branches.
LIFT program — down payment assistance up to $15,000 in select markets. Home renovation loans (FHA 203k). Construction-to-permanent loans. Present as business investment — multiple client referrals = relationship banking.
Target: Bay Federal CU, Patelco CU, ACMG CU. Better rates than banks for construction loans (typically 0.5–1% lower). ADU-specific loan products. Pitch RHDP17 as preferred contractor — exclusive preferred rates for our clients.
NC Housing Finance Agency — MCC tax credit, NC Home Advantage. Triangle area: SunTrust/Truist, First Citizens Bank. First-time buyer programs in Wake, Durham, Orange counties. Same business partner approach — refer clients, get preferred rates.

Position RHDP17 as the one-stop shop: "We design it, permit it, AND connect you to financing and grants." Client brings their address → our app shows available grants → we connect them to the right lender → we design the project → we build it. Full pipeline. Maximum margin.
Premium Material Selection Board — Start at the Top
Strategy: Always spec the premium/luxury option first. Clients who want to save money can downgrade — that becomes a credit. Clients who add more → change order. Your margin is protected either way.

Change Order Policy — Protect Your Margin
All selections are made BEFORE construction begins and signed by the client. Any upgrade from the signed selection board = change order with 15% markup minimum. Any downgrade = client credit minus 10% restocking. No exceptions. BookkeeperBot tracks all change orders automatically.

Client enters address in Bay Area or Triangle Investment App
App pulls available grants for that address (CalHFA ADU, city programs, first-time buyer). Shows estimated home value increase from project. Shows available financing options from partner banks/credit unions.

Client fills out intake form — project type + budget range
Morpheus assigns project type. ScheduleBot books a discovery call. CassieBot sends the selection board for the relevant project type (kitchen, bath, ADU, etc.).

Client selects materials from this board
Default = premium tier. Client checks what they want to upgrade or downgrade. All selections saved in Supabase. BookkeeperBot calculates preliminary budget automatically.

RichardHaro Bot generates preliminary contract
Based on selections + square footage + project type. Contract includes material allowances, labor estimates, timeline, and payment schedule tied to milestones. Client signs → project starts.

ScheduleBot assigns subcontractors + orders materials
Based on the selection board, ScheduleBot knows which subs are needed (plumber, electrician, tile setter, painter, etc.). Materials ordered from approved vendors. Timeline built. All in Outlook calendar.
